Processing the Property

Once we have received confirmation of your instruction, one of our in-house photographers will process your property.

Compliance with Safety Regulations

As a property owner you have an obligation to ensure that your property complies with all the necessary safety regulations. These cover the safety of Gas Appliances, Electrical Installations and supplied Furnishings.

We can advise you on this and arrange for any furnishings to be purchased or inspected to ensure compliance with all the relevant regulations.

Viewings

We conduct your viewings by appointment.

These are available:

  • Mon-Fri 9am - 8pm
  • Sat 9am - 5pm

We take bookings 8am-10pm 7 days a week

Proceeding with a Suitable Tenant

Once a suitable tenant has been found we will apply for references and a credit check on your behalf. If acceptable we then move on to the next stage.

Tenancy Agreement

We will prepare a legal document in line with current legislation to suit your circumstances. In general this is over no less than a 6 month period. This is renewable on a month-to-month basis, giving you flexibility to re-occupy the house giving the tenant two months’ notice. Similarly the tenant may terminate the after the initial period giving one month’s notice.

Inventory

Written and Video Recorded inventories are compiled of the contents and condition of your property, prior to the commencement of the tenancy. The tenant will then sign two copies of the written inventory. One is for them to keep & the other is for our files.

A copy of these can produced for you on request.

Rent

We are happy to call & advise you on the market rent for you property. Rents are paid by the tenant monthly to our client account. Payment will be made directly from this account and we will prepare an income & expenditure account at regular intervals, which you can send to the Inland Revenue.

Deposits

We collect a deposit from the tenant to safeguard your property against damage. At the end of the tenancy we will inspect the property and the cost of any work attributed to the tenant will be deducted from the deposit.

Rates & Services

The payments of the water rates, council tax, gas electricity and telephone bills are generally the responsibility of the tenants.

Repairs

You are responsible for all repairs to the property with exception of window glass or other breakages caused by the tenant. Small repairs can be carried out by our/your contractors and have their charge deducted from your account. We will always ask for instruction before the commencement of any large-scale repairs.

Mortgages

Before letting a property you must consult your mortgage lender. Some lenders charge higher interest rates and raise a service charge for let properties.
